Paint Clean Up & Removal - The Trifecta for Stripping Paint from Hard Surfaces

Removing paint from concrete, pavers and other hard surfaces can be a daunting task. While the old adage is true (and a little disturbing) that there is "more than one way to skin a cat", we have found that the following method has proven successful time and time again for paint removal. There are three elements required to achieve the best results: PRESSURE, HEAT, and CHEMICALS.

1. PRESSURE. Anyone that has ever used a paint scraper to scrape old paint off a concrete floor knows the amount of "pressure" required to remove old paint. A pressure washer with the right tip can make the job much easier and requires much less elbow grease. A pressure washer in the 3,000 - 4,000 psi range should do the trick. Avoid 0° nozzles and opt for a "fan" tip which will spread the pressure out over a greater area. These tips will help lift off the paint without pitting out the concrete surface or causing the "snail trails" caused by 0° tips.

2. HEAT. Pressure washing with hot water is essential for paint removal. Industrial pressure washers are capable of generating hot water and steam up to 330°F. Cleaning just about anything is easier with heat, and paint is no exception. As old, dried paint starts to heat up, it physically changes as the chemical bonds holding it together begin to breakdown. Heat makes paint expand and loosen up, which makes it easier to remove with PRESSURE.

3. CHEMICALS. For many paint removal projects, high-pressure steam and hot water may not be enough to adequately remove all paint. Chemical strippers can be employed to help break down the chemical elements of paints. Paint strippers and graffiti removers are available at local hardware shops and industrial supply stores. They are available in both liquid and gel formulations for application to horizontal and vertical surfaces. There are even soy-based, eco-friendly strippers available for "green" projects. One of the biggest drawbacks to using chemicals is that they can be expensive. However, they can save valuable time and energy when used properly making it even easier to remove paint with PRESSURE and HEAT!

It may be possible to remove paint without each item in this trifecta, but where you lack in one element you will need to increase another. For instance, many homeowners don't have the luxury of a hot-water pressure washer so they will need to use more (expensive) chemicals to achieve better results. Increasing the pressure too much may lead to costly damage and should be avoided. If in doubt, consider hiring a local, professional power washing service to complete your paint removal project. Just verify that they are using PRESSURE, HEAT, and CHEMICALS!

How to Strip Old Sealer Off Pavers

ACME Powerwash has over 15 years experience cleaning concrete, pavers and other surfaces. We have been using industrial pressure washers since 1996 to clean oil, tire marks, grime, food spills and many other stains from residential and commercial driveways, patios, courtyards, pool areas, etc.

One of the most frequent jobs we are hired for is to strip defective, old sealer from paver surfaces. Our years of experience have enabled us to develop a system for adequately stripping off old sealer. First, our technicians chemically treat the pavers with a commercial-grade stripper. Then we use large, industrial surface cleaners with nozzles spinning at 2500 rpms and blasting out steam and hot water up to 300°F and 3500 psi. Another technician follows behind with a pressure washing wand to cut in corners and rinse everything down. The surface is allowed to dry and the process is repeated as necessary until all remaining stripper is gone.

The final step for any paver restoration process is to apply a fresh coat of industrial-grade sealer. The sealer serves multiple purposes including protecting the pavers from spills/stains and bringing new life to pavers by enhancing their color and giving them a "Wet" appearance. ACME Powerwash technicians recently pressure washed the entire exterior of this 3 story building in Central Phoenix. They used 4 industrial pressure washers on two trucks to clean bird droppings and other dirt/debris from the sides of the building, window ledges, stairwells, and surrounding sidewalks.

Birds had been roosting in the nearby palm trees and migrated onto the rooftop and into the stairwells. Pressure washing from the roof and using extension wands from the ground, they cleaned the entire building from top to bottom. A technician uses an industrial surface cleaner to prepare the paver driveway for sealer application at this home in Scottsdale, Arizona. The surface cleaner is connected to a large skid-mounted pressure washer that pushes out hot water and 300°F steam at 6 gallons per minute and 3500 psi. Steam-cleaning and pressure washing the pavers removes all stains, dirt, and debris and ensures the cleanest surface possible prior to applying sealer.

Once the surface is clean and dry, technicians apply a commercial grade, high-solids sealer to achieve a Wet-Look Finish that really makes the paver colors "pop". If Wet-Look isn't your style, there are other options available including a custom blended Satin Finish or a Natural Finish for those wanting the protection without the dramatic change in appearance.

So... you have a mess. A big mess. You need the help of a mobile pressure washing service but you don't know where to start. Don't worry, you are not alone. Most people don't know anything about power washing until it is time to hire a company to help them clean up the mess. The three most important factors to consider when hiring a power wash company are their equipment, experience, and professionalism.

The equipment used by a power wash company is paramount to the quality of service they will be able to provide. Good pressure washers use industrial machines that are capable of producing steam and hot water over 250°F (121°C) and 3,000psi. Heat is the key to effective pressure washing. Bad pressure washers skimp on their equipment to keep costs down, but you ultimately pay the price. They will have to spend more time on the same area and/or use harmful (and expensive) chemicals to get the same results as a "good" company. Ugly pressure washers use consumer or light-commercial grade cold-water machines with improper accessories. They can cause serious damage to your property and should be avoided at all costs.

Shiny, high-tech equipment alone will not clean up your mess. It needs to be put in the hands of a trained and experienced technician. Due to the poor economy and the relatively low start-up costs, new companies show up all the time. A good company, however, will have at least several years of experience. Good companies respond quickly to your requests and are have excellent verbal and written communication skills. A professional company will be able to accept credit cards as a method of payment. Contractor licenses are not typically required, but the organization should be in good standing with the state's corporation commission and carry general liability, commercial automobile, and workers compensation insurance. Good companies will happily provide you with certificates of insurance as proof of their coverage to give you peace of mind. Bad companies use pushy sales techniques to make up for their lack of professionalism, will have little or no insurance, and be unorganized and difficult to deal with. Ugly companies are not insured, impossible to communicate with, and will likely disappear once paid or at the first hint of your dissatisfaction.

To find the good power wash services out there, search the Internet or your local business directory and invite 3 or more companies to provide you with an estimate. Common Pressure Washing Injuries and How to Avoid Them

Many people underestimate the power of a pressure washer. Serious and even fatal injuries can result when using pressure washers improperly or if basic safety measures are ignored. The two main types of pressure washing machines are electric and gas. Electric machines emit water at pressures exceeding 1,000 pounds per square inch (PSI). Many gas pressure washers exceed 2.000 PSI and are capable of reaching pressures as high as 4,000 PSI on industrial units. Higher pressure is obviously a faster and more effective cleaning tool... but with the greater pressure, comes the greater chance for serious injury.

Serious injuries from a pressure washer may include abrasions, slips and falls, blindness, and high-pressure injection. The sheer pressure of water alone is powerful enough to cause an injury, but using chemicals during the cleaning process can make a bad situation even worse. Injuries and wounds sustained while pressure washing can appear deceptively benign but should always be examined and treated by a doctor or qualified emergency care provider.

Abrasions are a common injury associated with pressure washing. To reduce the risk of getting abrasions, wear protective clothing including gloves, closed shoes and long pants. Avoid pointing the pressure washer at yourself, other people and pets. Do not depress the trigger until you are sure of where the gun is pointing and use care not to spray your hands, feet or legs.

Slips and falls can lead to hospitalization or death. Wet surfaces will be more slippery and ice can form rapidly in cold climates. Using a pressure washer on a ladder or other elevated surface is dangerous due to the backward force of a pressure washing gun, which can easily throw a person off balance. Understand your work area and how water will affect the surface. Use appropriate safety harnesses when operating a pressure washer from a ladder, lift, or crane.

Blindness and other eye injuries can occur not only from being sprayed directly in the eye, but from foreign objects or chemicals flying through the air. The power of water at high pressure can send rocks, nails, glass, and other harmful debris hurtling through the air at damaging speeds. Chemicals and detergents can also splash up from the surface. Always wear shock resistant and splash resistant safety glasses or goggles when operating a pressure washer. In the event of a chemical-related eye injury, seek immediate medical help and be sure to take the Material Safety Data Sheet (MSDS) or label explaining the chemical's properties for the physicians' review.

High-pressure injection (HPI) occurs when water and other debris/chemical penetrates the skin and causes deep tissue damage. Serious infections are highly likely with HPI and may ultimately lead to permanent disability or amputation of the affected body parts. To lessen the risk of HPI, use wide angle or fan nozzles to disburse the pressure over a wider area. Solid stream nozzles can do more harm and should be avoided whenever possible. As with abrasions, wear protective clothing and never point the pressure washer at yourself or another person.

Special concerns for each specific type of pressure washer should also be considered. With electric pressure washers (as with any electrical tool around water) there is the risk of electric shock. Use of gas-powered pressure washers can lead to asphyxiation by carbon monoxide inhalation when used without proper ventilation. Gas units are also loud and may result in hearing loss - hearing protection should be worn at all times. Misuse of hot-water and steam pressure washers may result in serious burns that could likely require medical attention. When operating any pressure washer be sure to read and understand its operation manual, paying special attention to all safety precautions.

Do not be one of the thousands of individuals each year that underestimate the power of a pressure washer and ultimately require hospitalization for their injuries. Give the machine the respect it deserves and use necessary safety measures for each particular situation. Here is a before and after photograph showing what a difference a little steam and sealant can make. These 30 year old pavers at the Scottsdale Pavilions in Scottsdale, Arizona were almost black with dirt and grime. After cleaning the pavers with rotary-style surface cleaners and pressure washing wands, we came back and applied a sealant to enhance and protect the pavers. Reasons for sealing pavers can include:

1. Creating a surface that is more resistant to tire marks, oil, rust, efflorescence, grease, food stains, spills, gum, etc.

Be careful about who you choose to clean your concrete and other flatwork. ACME POWERWASH has over 12 years experience pressure washing in Arizona and we have seen plenty of damaged surfaces because homeowners and business owners chose to go with a cheap, disreputable "one-man band" company. Some of these "companies" use cheap or old equipment, cold water, and 0 degree tips which can carve out the "snail trails" you may have seen before on concrete surfaces.

After a terrible summer monsoon storm, this parking lot at a Phoenix , Arizona resort was flooded with muddy water. When it dried, it looked like the before photo you see here.

Steam and high pressure works well for washing and cleaning up garbage dumpsters and the concrete pads around trash areas. Grease and spills build up fast in these areas at restaurants, hotels, retail stores, and many other locations.

Watch out for maintenance crews using cold water pressure washers. They can't achieve the same results you can get with steam and hot water, and often will damage (pit out) the concrete while trying to get out tough stains. We always use steam and hot water to blast away the gunk and grime that builds up around garbage dumpsters and trash receptacles.

Pressure washing was all it took to clean up this mess on a driveway and garage floor in Peoria, Arizona. This before and after photo shows the difference pressure washing can make to a residential garage with years of built up stains on the concrete. In this photo you can see spills, grease, paint, tire marks, and years of built up grime. Power washing the surface was able to clean up 99% of the stains, even though concrete is like a giant sponge that soaks everything up. This is a photo of 4 concrete squares outside a local pharmacy in Peoria, Arizona. We pressure washed the bottow two squares earlier in the day to show the store manager the difference in quality between our service and his existing service. You can see how the other pressure wash company isn't removing the stains left behind by gum. Our machines use hot steam at 300 degrees and 3500psi of pressure to clean the concrete without pitting it out.
